VICM Consultants (India) Pvt Ltd is being established currently in the year 2021 by a group of reputed local and foreign industry professionals who dedicated more than two decades toward spearheading a host of successful Cost Management Consultancy Service projects in India under an internationally recognized consultancy company.

During the last two decades, these professionals accomplished in delivering major projects not only in India but also in countries such as Singapore, Malaysia, Indonesia, China, Sri Lanka, Maldives. They bring across a plethora of repositories of technical knowledge, along with sustainable/Economical and Reliable cost solutions, monitoring & cost controlling in sites, and with an accurate assessment of Lifecycle cost of projects from inception to closure. VICM shall provide a value-driven approach and expertise to meet the expected agility and proactiveness of both international and Indian clients. Niranjan Shanmuga Sundaram

Niranjan has nearly 30 years of work experience with 20 years in the field of Cost Management services delivering a variety of projects and indulging in consultancy services across diverse real estate, infrastructure, industrial and construction projects.

Niranjan has been associated with KPK Quantity Surveyors (2003 to 2012) and later in AECOM as a Cost Management Lead (from 2012 till April 2021). During this period, he has grown the business and practice nearly two folds in 10 years span. With excellence as the top priority, he has built strong delivery teams which had earned their reputation for quality deliveries both in India and overseas

Satish kumar V R

Satish has over 30 years of experience in the Property & Real Estate Development industry across a wide variety of sectors including, commercial, residential, retail, industrial and hospitality, both in India and abroad.

Satish worked for KPK Quantity Surveyors group companies for over 15 Years and having gained specialist knowledge in cost planning and the management of construction projects, he along with Mr Soundararajah set up the Indian operations of KPK Quantity Surveyors in Chennai in the year 2002. He served as the Executive Director of KPK India until 2007.

Soundararajah is from Singapore and with more than 35 years as a well accomplished Chartered Quantity Surveyor in all types of buildings and civil engineering works. He has experience in multi-faceted projects responsible for major building works, Mass Railway Transportation work, and various overseas projects undertaken by KPK Quantity Surveyors & AECOM.

Mr.Soundararajah rendered his service as a director in KPK Quantity Surveyors (1995 to 2012) and later in AECOM (from 2012 till 2019). During his tenure, he was responsible for overseeing the implementation of large projects in Singapore, India, Sri Lanka, Philippines, and Maldives.

Taking responsibility for the discussion, negotiation, agreement of change orders & variations contract with the contractor.

Providing alternate dispute resolution services such as mediation, Conciliation to avoid concerned stakeholder going to Litigation / Arbitration. Supporting our client in Arbitration by preparing necessary documents and representing in front of DAB or Arbitrator.

TECHNICAL DUE DILIGENCE

VICM has an integrated team of experts and shall collaborate with specialist trade experts to provide Technical due diligence study for real estate assets that are proposed for sale / proposed acquisitions / forward purchases for a pre constructed, Under construction or an Operational properties.

The Technical Due Diligence study would comprehensively covers the statutory and regulatory compliances apart from the core Due diligence review on Architectural / Structural / MEP / Facade / Environmental Trades. This would enable the buyer to analyse the intensity of risks and the possible mitigation the buyer needs to be aware of during a property transaction & related engagements.

Scrutiny of Data Availability and Data Collection; Document Review; Site Visits; Preliminary Report / Red Flag Summary; Final Report are sequential delivery stages that would be structured.

The study brings out the Risks to the potential owner by way of identifying the inadequacies and non compliances to the buyer on an operational asset

Service would include, Cost Audit works and assessment of Remedial rectification, design improvements and assess the outstanding cost of construction activities and determine the Cost to Complete of the balance works till its operation.
